Getting the water out is the easy half. Any competent crew with a truck-mount can do it, and on most jobs it is finished the same afternoon. What decides whether you have a repair or a second repair in eighteen months is the drying — and drying is invisible, which is why it is the part that gets shortened.

What actually happens on day one

The source is stopped first, because nothing else is worth doing while water is still arriving. Then the category is established, because it governs everything after it: under the ANSI/IICRC S500 standard, the fifth edition of which was published in 2021, water is classed by where it came from and what it has since touched, and the class is not fixed. Clean supply-line water that has stood in a carpet and moved through a wall assembly is no longer treated as clean water. Time and contact move it, not opinion.

Then the extent gets mapped, and mapped is the right word — with a moisture meter on the materials and, where it helps, a thermal camera to find the edge of the wet area behind a finish. That map is what the drying plan is built from, and it is the document you should be given on day one.

Why drying is measured against the rest of your house

There is no universal number that means dry. A subfloor in a 1912 house near the harbour and a subfloor in a 2019 build off Poplar Sideroad sit at different moisture contents on a normal Tuesday, and both are correct. So the standard against which drying is judged is the same material, in the same building, in an area that never got wet. That is a dry standard, and taking one is the first reading of the job.

It is also the reason a drying job cannot honestly be quoted as a fixed number of days in advance. What can be quoted is the daily rate and the readings that will end it, which is what an honest estimate looks like on this kind of work.

The equipment, and why the count changes

Air movers push evaporation off wet surfaces; dehumidifiers remove the water those air movers put into the room air. Get the ratio wrong in either direction and the drying stalls — too much airflow with too little dehumidification just moves moisture into dry parts of the building, which is how a single-room loss becomes a whole-floor one.

Cold, dry outside air is easy to dry a building with — you can ventilate. Cold, wet outside air is not, and this region gets a great deal of it. Environment Canada normals at the nearest reporting station put Collingwood near 996 mm of total precipitation a year across roughly 92 days that cross freezing and back. A February drying job in a chalet where the outside air is at -8°C and saturated is a closed-system problem, and it needs more dehumidification than the same job in April.

How fast do you need to start?

Sooner is better and the reason is contamination rather than the water itself. Clean water that has stood and travelled through building materials stops being treated as clean water, and once that line is crossed the scope changes from drying to removal. That is why a Sunday morning failure discovered on Sunday morning is a different job from the same failure found on Wednesday.

Can I dry it myself with fans and a dehumidifier?

For a small, clean-water spill on a hard floor that you caught immediately, often yes, and we will tell you so. What a household setup cannot do is dry a wall cavity, a floor assembly or insulation, because the water is behind a finish that stops airflow. If the wet area extends into a cavity, renting equipment without opening anything mostly dries the parts that were already going to dry.

What does it cost to have water extracted and a room dried?
