What we actually do
Four of these are emergencies, three are found weeks late, and one exists purely so you can check somebody else's work. They are not variations on a single service.

Extraction & drying
Standing water out, then measured drying to a written standard. The part that matters is the second half, and it is the half nobody photographs.

Frozen & burst pipes
The signature loss of this region. A supply line lets go in a building nobody is standing in, and the discovery date is the number that decides everything.

Basement flooding
Groundwater, a failed sump, or the storm sewer coming back at you. The three have almost nothing in common except the room they happen in.

Sewer backup
Category 3 water. Nothing porous that it touched is saved, the room is contained before anything is moved, and that is not us being careful.

Ice dams & roof leaks
Water arriving at a ceiling in February. The roof is rarely the fault and the fix is rarely on the roof, which is why the same house does it every winter.

Storm & overland
Snowmelt, a thaw on frozen ground, or 40 mm of rain in a day. Around here the river matters more than the storm does, and the calendar is fairly predictable.

Appliance leaks
A washing machine hose, a dishwasher, a water heater or a fridge line. Small, unglamorous, and collectively the most common loss in an occupied house.

Mould remediation
Scoped by area against the EACO levels, contained before anything is disturbed, and never started in a pre-1990 building until the asbestos question is answered.

Moisture inspection
A second opinion with numbers on it. Whether it is dry, whether the scope in front of you is proportionate, and whether it is safe to close the walls.
